THE PROCESS

WORK STAGES EXPLAINED

CMAI Architects offer a Full Development & Urban Design Service [100%] based on the architectural work stages as per the summary below but can also perform a Partial Service (per work stage) on the client’s request.

WORK STAGE 01: INCEPTION (2%)

Receive, appraise and report on the client’s requirements with regards to: 

The client’s brief 

Budgetary constraints 

Consultant team

Project programme 

Methods of contracting

The site and rights and constraints

A site visit is conducted, the SITE ANALYSED, BRIEF defined & a BASE PLAN prepared

 

Example of Stage 01 Documentation:

STAGE 02: CONCEPT & VIABILITY (15%)

Prepare an initial design and advise on: 

The intended space provisions and planning relationships 

Proposed materials and intended building services 

The technical and functional characteristics of the design 

Check for conformity of the concept with the rights to the use of land 

Review the anticipated costs of the project 

Review the project programme

 

By critically analysing the context and terrain, CMAI uses its unique system of layering, coupled with years of experience and expertise to develop a CONCEPT SDP (Site Development Plan)

STAGE 03: DESIGN DEVELOPMENT (20%)

Confirm the scope and complexity  

Review the design and consult with local and statutory authorities 

Develop the design, construction system, materials and components 

Incorporate and co-ordinate all services and the work of consultants 

Review the design, costing and programme with the consultants 

The Urban Design is developed at a NEIGBORHOUD SCALE (street block level) - DEFINING THE CHARACTER OF THE PUBLIC REALM through Building Typologies & placement; Road, street and pathway design; Civic & open space design as well as Street Furniture design.

STAGE 04: Documentation & Procurement

 

4.1 AUTHORITY SUBMISSION (10%)

Co-ordinate technical documentation with the consultants and complete primary co-ordination 

Prepare specifications for the works 

Review the costing and programme with the consultants 

Obtain the client’s authority and submit documents for approval

 

SUBMISSION DOCUMENTS include: Masterplan (Site Development Plan for submission) for Subdivision Plan purposes, Urban Design Framework, Development Parameters, outline for zoning scheme.

Example of Stage 4.1 Documentation:

4.2  CONSTRUCTION DOCUMENTATION & CALL FOR TENDERS (20%)

Obtain the client’s authority to prepare documents to procure offers for the execution of the works 

Obtain offers for the execution of the works 

Evaluate offers and recommend on the award of the building contract 

Prepare the contract documentation and arrange the signing of the building contract 

Prepare CONSTRUCTION DOCUMENTATION for landscaping and open & civic space design.

Example of Stage 4.2 Documentation:

STAGE 05: CONTRACT ADMINISTRATION & SITE INSPECTION (30%)

Administer the building contract 

Give possession of the site to the contractor 

Issue construction documentation 

Initiate and/or check sub-contract design and documentation as appropriate 

Inspect the works for conformity to the contract documentation 

Administer and perform the duties and obligations assigned to the principal agent in the JBCC building contract, or fulfil the obligations provided for in other forms of contract 

Issue the certificate of practical completion 

Assist the client to obtain the occupation certificate 

INSPECT the WORKS & ADMINISTER the CONTRACT 

STAGE 06: CLOSE OUT - PROJECT HANDOVER (3%)

Facilitate the PROJECT CLOSE-OUT including the preparation of the necessary documentation to effect completion, handover and operation of the project 

After the contractor’s obligations with respect to the building contract are fulfilled, the architectural professional shall issue the certificates related to contract completion 

Provide the client with as-built drawings and relevant technical and contractual undertakings by the contactor and sub-contractor 

ADDITIONAL SERVICE

MARKETING MATERIAL

As an additional service, CMAI assists with creating MATERIAL for MARKETING purposes.

This service runs parallel but is separate from the standard development planning process and includes sales sheets, renders for billboards and fly overs
